Pre-Purchase Inspections

Your inspector will perform a thorough visual inspection of the major systems and components of the home including the structure, roof, interior/exterior surfaces, and the plumbing, heating, cooling & electrical systems. He or she will also examine the lot grading, and any evidence or likelihood of basement dampness. Insulation and ventilation will also be evaluated.

Your inspector will show you, and explain to you, the various parts of the home and answer any questions you may have. He or she will point out areas of concern, and offer suggestions for improvement. Where substantial costs may be involved, your inspector can offer reasonable estimates of what those costs may be. Your inspector will create a written report, and present it to you with the Home Reference Book©.

Pre-Listing Inspections

  • allows you to see your home through the eyes of a critical third-party.

  • permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.

New Home Construction
By having a new home inspected the opportunity exists to learn as much as you can about the house and how to look after it, before you buy it. The inspector can point out known problem areas and suggest maintenance practices which will reduce or eliminate most problems before they can start.

Mould & Indoor Air Quality Assessments (IAQ)
Mould is literally a growing concern. Brown & Associates Building Inspection Services Inc (for a nominal fee) can test indoor air for mold spores, volatile organic compounds, dust and particles, carbon monoxide, carbon dioxide, temperature and humidity. We can provide you with a lab report and color graphs providing accurate results of the mould spores within the interior of the building.

*IAQ can be a major problem for people that have sensitivities or are hyper-sensitive to biologicals or chemicals that may be in the air. Brown & Associates can do an assessment of the products and materials in your home/building that may be causing you healthy problems and present you with recommendations to reduce or eliminate the root causes of these irritants.

*NOTE: This is an assessment which is very different from an inspection. The process takes a much longer period of time to complete and there are forms and questionnaires that you will have to complete before the assessment and recommendations can be finalized.

Minimize Surprises
We encourage our clients to personally attend during the inspection so they can ask questions when it will be much easier to explain how things should or should not be. By being present, you will have a far greater understanding of your new home and its present condition. We will assist you in making an informed decision before you purchase and provide you with the information you will need for any repairs or maintenance the home may require. If you are in the market for a brand new home, Brown & Associates offers a pre-purchase home inspection/deficiency report and a yearend warranty report. Most builders have eliminated the traditional 15% deficiency holdback from their sales contract and there is no assurance other than a verbal agreement that the deficiencies will be completed before the subjects of the sale are removed. By having a pre-purchase inspection completed before the subjects are removed, the builder is required to sign and acknowledge the deficiency inspection report after it is completed. They are now obligated to complete the deficiencies before closing, reducing the stress and risk, so you can spend more time organizing your move into your new home.
